All applications are submitted electronically with separate identifying email addresses. The Application Fee provides for the following: applicant registration as a potential tenant, background check, credit check, rental reference verification, and income verification.

Complete the entire application and be sure that all applicants have submitted an application. The non-refundable processing fee is $30.00 per each adult applicant and paid online during verification processing of application by TransUnion.
Please fully read the application requirements:
- Each applicant must independently meet all the following requirements.
- Gross monthly household income must equal 3 times the stated monthly rent or more depending upon debit to income ratio.
- It is the obligation of the applicant to provide by email a copy of last year’s W-2 or income tax return, 2 months recent pay stubs, or 2 months bank statements to verify your income. If self-employed, individuals will need to provide copies of the last two (2) years tax returns and 6 months financial statement. No screenshots will be accepted.
- Student loans are NOT a source of income, for rental property approval purposes.
- Verification of a minimum of 1 year (12 months) continuous employment or offer letter from hiring manager.
- Self-employed applicants must provide the last 2 years of verified, filed tax returns.
- One year of current third-party verifiable (non-family member) rental or mortgage history is required. A financially responsible co-signer will be accepted for the lack of rental history.
- Valid photo identification is required.
Minimum of one year lease requirement, tenant pays all utilities including electric, lawn maintenance, trash, and internet.

From there they will be able to provide you with rates, as well as tips to make you home more energy efficient...
